Independent impartial advice portugal - Having lived in Portugal for some time we recognize that everything functions differently to the UK.
With our insights we are able to help smooth the process for sellers and buyers alike. We are now living in the seaside resort of FOZ DO ARELHO near OBIDOS LAGOON which is an hour north of LISBON international airport and 2 hours south of PORTO airport. This (until recently) undiscovered investment-area is on the atlantic westcoast of Portugal known as the silvercoast (just imagine west coast Scottish/ Irish beaches but with lots more sun!). Thanks to recent TV programmes and now Channel 4's interest in central Portugal it is becoming well known as a great place to invest. With property prices about 10 years behind the Costa Del Sol or the Algarve and tax laws very similar to the UK it's smart to INVEST IN PORTUGAL PROPERTY.

SOS PROPERTIES PORTUGAL was created after we spent many frustrating months surfing the web and e-mailing and phoning estate agents only to find out the properties we were interested in were already sold- what a waste of time!

SOS - sick of searching? It was hard to know where to start and we would have loved to have had someone who lived in the area to help us. It was only once we came to actually live in Portugal that we found what we were looking for. But of course that's virtually impossible if you're looking an INVESTMENT PROPERTY or HOLIDAY HOME home rather than a home. Whatever you're looking for whether it's OFF-PLAN/ GOLF PROPERTIES/ VILLAS/ TOWNHOUSES/APARTMENTS/ SEAVIEWS/ INLAND OR PLOTS OF LAND since we live here already we could find you properties before they reach the estate agents windows never mind the internet!

 

Guide to Purchasing Real Estate: -

Once we've helped you find your ideal property and you wish to go ahead and buy it, you will have to sign a Contrato de Promessa de Compra e Venda which is a legal contract of sale. However it is often possible to leave a small deposit (usually €1000) with the estate agent to ensure the property isn't sold to someone else before you have had time to organise money transfers. This deposit system also allows a few days to save you worrying, should you discover that fantastic property the day before you fly home! However please note that the deposit could be kept by the estate agent should you decide not to proceed with the sale. It is also no guarantee that the property will not be sold to someone else should you delay longer than, for example, a week to 10 days.

The Contrato de Promessa de Compra e Venda is safer and guarantees the purchase for you as it is a legally binding document stating the conditions of sale. It should always be drawn up by a notary. However the notary is not there to legally advise you, so you should ensure that you have a solicitor (advogado) who can explain the sale to you in your own language.

At this stage it is normal for a deposit of between 10 and 20% to be paid. If you drop out of the sale for some reason you will forfeit this money.

The good news though is that if the vendor decides to withdraw from the sale they are legally obliged to repay you twice your deposit!
